CB Curated | Denver Metro Selling Strategy

A better launch starts with the right strategy.

Before your home reaches buyers, we help you weigh exposure, timing, privacy, and pricing. CB Curated gives us a framework for discussing how to introduce your home, with a plan built around your circumstances.

Discuss Your Selling Strategy

Your home. Your priorities. An informed decision.

Understanding your marketing options

Three approaches. Different trade-offs.

Coldwell Banker Realty describes Private Exclusive, Coming Soon, and Public Exposure as CB Curated marketing options. They aren't a required sequence. Availability and implementation depend on local rules, brokerage policy, and your written instructions.

01 More selective exposure

Private Exclusive

A limited introduction for a seller whose privacy needs may outweigh the value of immediate broad exposure.

What it may offer
More control over who receives information and an opportunity to hear from a smaller audience.
What to weigh
Fewer buyers may learn about the home. Limited feedback may not reflect the wider market, and reduced competition could affect the offers you receive.

The permitted audience and marketing channels must be confirmed before any outreach.

02 A planned introduction

Coming Soon

An introduction ahead of an active launch, where available, with a clear date for the next step.

What it may offer
Time to build awareness while coordinating the final presentation and launch details.
What to weigh
Exposure and showing access depend on the applicable rules. Coming Soon doesn't provide an unlimited preparation period or guarantee demand.

A brokerage's Coming Soon marketing and REcolorado's Coming Soon status are different concepts.

03 Broader buyer reach

Public Exposure

A broad introduction through the MLS and authorized consumer search and marketing channels.

What it may offer
Access to a wider buyer pool and a fuller view of how the market responds to your home's price and presentation.
What to weigh
Listing information becomes more widely visible. Showing logistics and public listing history need consideration, and more exposure doesn't guarantee a sale.

For some sellers, going directly to public exposure is the strongest starting point.

Choosing the right approach

Start with what the sale needs to accomplish.

Across Denver Metro, the useful comparison is the one closest to your home: similar properties, at a similar price, competing for buyers now. We pair that evidence with the practical demands of your move.

Privacy and buyer reach

What information do you want to limit, and why? We compare that need with the opportunity cost of reaching fewer buyers. Broad MLS exposure can also include privacy controls; the choice isn't always all or nothing.

Timing and preparation

We work backward from your preferred move, readiness for photography, and showing access. If the home needs work, we help separate necessary preparation from projects that can wait. Review what to do before renovating.

Price and the strength of the evidence

Comparable sales and current competition inform the recommendation. A small private audience can offer useful observations, but silence or a few positive comments aren't a reliable test of full-market value.

Carrying costs and your next home

A longer launch period can mean additional mortgage payments, insurance, utilities, and maintenance. We weigh those costs alongside flexibility, likely net proceeds, and any purchase that depends on the sale. Explore selling and buying together.

Our starting principle

If broad reach is your priority and the home is ready, immediate public exposure may be the better choice. A private period should have a specific purpose, an agreed review date, and a clear reason to continue.

How we guide the process

A recommendation you can understand. A plan you help shape.

McFall Draheim Group brings local market context and a consultative approach to every launch decision. We explain what we recommend, what it involves, and what could change the plan.

01

Establish the position

We review comparable sales, current alternatives, condition, presentation, and your timing. Then we discuss a realistic pricing range and the preparation worth considering.

02

Agree on the launch

We compare permitted exposure options, explain the trade-offs, and document your instructions. Together, we set the marketing scope, access plan, and a date to evaluate the response.

03

Read the response

We review inquiries, showing activity where permitted, buyer feedback, and changing competition. We distinguish limited observations from stronger evidence and explain any proposed adjustment.

You stay informed and make the final decision about your selling strategy, within the requirements that apply to your listing. Use our seller checklist to prepare for the conversation.

Frequently asked questions

Questions worth asking before you launch.

Do we have to start with private marketing?

No. The options aren't a required three-step process. If your home is ready and broad buyer access fits your goals, we may recommend going directly to public exposure.

Could private marketing mean fewer offers?

It can. A narrower audience may mean fewer opportunities for competing offers. We discuss that trade-off against your privacy and timing needs. No marketing approach guarantees a particular price, number of offers, or sale date.

Does Coming Soon mean the home is outside the MLS?

Not necessarily. REcolorado Coming Soon is an MLS status with a seven-day maximum and no showings while the listing remains in that status. A CB Curated marketing label doesn't override those rules. We'll clarify exactly where your home would appear and when buyers could see it.

Can we move from private marketing to a public launch?

A transition may be available, subject to the listing arrangement and current rules. We agree on a review date and launch requirements in advance. REcolorado says a listing moved from its Private Exclusive option to full MLS visibility cannot be switched back to that private option.
