Start with the monthly picture
Speak with a lender about payments, cash needed to close, loan options, taxes, insurance, and other recurring costs. Keep room for maintenance and the rest of your life. Pre-approval and personal comfort are not always the same number.
Name your real priorities
Make a short list of essentials and a second list of preferences. Consider commute, layout, storage, outdoor space, and the work you are comfortable taking on. We use that list to make showings more useful.
Understand representation early
Before touring, we explain how working together will be documented, including scope, duration, compensation, and relevant disclosures. Ask every question you need to ask. Specific terms are agreed in writing.
Learn as you go
We'll help you compare homes, review available market evidence, and understand the steps between an offer and closing. Inspections and specialist advice help evaluate issues that cannot be resolved from a showing alone.
