SELLER PLANNING CHECKLIST

A little organization goes a long way.

Use this list to organize your sale, from the first conversation through closing. You don't need to complete every item before contacting us.

Designed for two US Letter pages. Mark the boxes on paper.

STAGE 01

Start planning

  • Identify your preferred selling and moving timeline, including any flexibility.
  • List your main priorities: timing, proceeds, convenience or flexibility.
  • Discuss a pricing strategy using relevant comparable sales and current competition.
  • Review estimated sale proceeds, loan payoffs and important selling costs.
  • If buying another home, discuss timing and cash needs with your agent and lender.

STAGE 02

Gather property information

  • Gather available warranties, service records and receipts for major improvements.
  • Record approximate ages and known service history of major systems and appliances.
  • Locate available renovation permits and final inspection records.
  • Collect HOA or association contacts, dues and available documents, if applicable.
  • List known condition concerns and discuss appropriate evaluation and disclosure.
  • Prepare useful property details and a list of items you hope to include or exclude.

STAGE 03

Prepare for market

  • Walk through the home with your agent to identify preparation priorities.
  • Separate concerns needing evaluation or repair from optional cosmetic improvements.
  • Agree on a preparation budget, service costs and realistic completion timeline.
  • Schedule and complete the repairs or improvements you agree to undertake.
  • Declutter, clean and organize rooms, closets and storage spaces.
  • Address agreed landscaping, exterior cleanup and entryway presentation.
  • Coordinate photography, marketing details and showing access, including pets.

STAGE 04

Under contract and closing

  • Compare offers by estimated proceeds, financing, contingencies and timing.
  • Review each contractual deadline and responsibility with your agent.
  • Coordinate agreed inspection-related work and other written contract obligations.
  • Confirm closing details and possession timing under the written agreement.
  • Arrange moving, storage and utility or service transitions around possession.
  • Prepare agreed keys, remotes, manuals and other property items for transfer.

Use the steps that fit your home and plans. Preparation choices do not remove applicable disclosure duties. Property-specific requirements and written agreements determine what applies; review questions with your agent and qualified professionals.
